Bruce, start by turning off the water to the toilet and then flush the toilet to empty the tank. Use a toilet plunger to remove the last bit of water from the toilet.

Disconnect the water supply line from the toilet. Place a small container or a few towels under it to make sure it’s not dripping and getting your floor wet.

Remove the two hold down nuts on either side of the toilet near the floor. Once removed, the toilet should be loose and can be removed. Make sure that you have someone to help you, since the tank is probably still attached. It's not very heavy, but just kind of wobbly. You would not want to break the tank.

Set the toilet on its side (make sure you have towels handy). You should now see the flange on the floor, as well as the bottom of the toilet. The old wax ring should be on the bottom of the toilet and some might still be on the flange. Remove it and clean both the flange and the bottom of the toilet. You can use a putty knife or similar to remove the old ring.

Once clean, place the new ring on the bottom of the toilet. Install the toilet in reverse order. I usually replace the two hold down bolts as well, since they do have a tendency of rusting and it will make it easier to reinstall.

I'd just mention that once you pull that toilet up, the sewage pipe is going to stink to high heck so you might want to open the window in the bathroom if you have one. Sounds obvious, I know, but sometimes a reminder is helpful.

I suggest that you use a level to make sure the water will run through the holes properly. This will prevent some mildew and noncleaning around the bowl. Water will swirl properly in the bowl. `1It will help prevent water splash, too.

The Fernco seal pictured at http://www.fernco.com/plumbing/wax-free-... looks exactly like the one I used in one of my rentals three years ago. It worked fine until the bowl had to be replaced because of a broken tank a year later. When I tried to lift the bowl with the wax-free Fernco seal on it, the "flexible ribs" were caught under an internal lip of the floor flange. Because the flange wasn't properly mounted to the subfloor, and the drain line was ABS (black) plastic, when I tried to lift the bowl the drain line flexed and allowed the flange to be lifted.

To free the bowl, it was necessary to lift the bowl (and the flange and drain pipe with it) high enough to get 1-inch wood blocks under the bowl at several places. Then it was possible to use an old carpenter's saw to cut through the Fernco seal sleeve and free the bowl

The Fernco seal looks like a "better" idea, but I did not use another one. When I installed a new bowl I used an "old style " wax gasket.

You don't need a wax ring anymore.There is now a self sticking plastic flange available which you can stick to the toilet after you have cleaned up(with thinners)the old mess.The flange easy slips into the pipe in your floor and the toilet can also be removed again without breaking it.This will last forever.Welcome to the 21st century.In Europe they don't even know anymore what wax rings are...

The Fenco seal was the one I was using on my last 3 toilets.Good luck!!!
