Greetings Lodhi,

There are a number of reasons for why an AC unit can leak water. In the grand scheme of things it is usually caused by one or more of the factors I am going to list below.

  1. Plugged or semi plugged drain lines. ( Most Likely )
  2. High humidity location ( Likely )
  3. low freon ( not usually but can be a factor. )

The first steps to understanding why you ac is creating large amounts of condensation and leaking is to look at the drainline. Take the cover off of the unit and identify where the water drain pan or line is on the AC unit. Do you see large amounts of green algae or debris buildup in the line? if so and at the very least i always keep some algae tablets on hand these are typically placed in the pan and it is an algaecide the prevents algae from growing inside the pipe from the slow moving water. I also like to locate where it is supposed to be draining to the outside via the pipe or hose and use a strong shop vac that is ok to use with with water to suck out any and all water remaining in the pipe. This also helps to clean any debris from the inside of the pipe. Algaecide Tables

Next i clean out any and all pans of water including the dirt or anything else that may aid in the clogging of the drainline or drainage. Some air conditions such as window units utilize a tilted pan to the outside and I make sure that angle of such pan is acceptable towards draining the water towards the fitting or area it is designed to go.

Next i look at the coils on the machine. This is the area immediately behind the filter in the machine. it will be where the air is drawn in usually just below where the cold air blows out. Are they dirty? yeah probably filthy especially if you have pets. This can have a serious effect on the performance of your unit and will cause a unit to function poorly enough to freeze up and provide little to no AC as it will be a block of ice. Then when the unit is off the block of ice will melt off of the coils and overwhelm the drain system.

There are coil cleaners buy one if it is dirty. - Coil Cleaner ( I don't recommend breathing some of these, use the cap to clean the fins and be careful not to damage the fins while cleaning them. Also make sure the units plug is removed from the power source. )

Once you have cleaned all that and I would make this a yearly regimen as it is supposed to be done in the winter or downtime before you hook the unit up.

Next I would look at the units placement. Is is directly in front of a door to the exterior? Is the humidity in your location very high? are you leaving doors open for extended periods of time allowing humid air to enter the dwelling? if you answered yes to these, is your unit the correct size for the area you are attempting to cool.

Finally, there only other reason i could think you are getting this much condensation to overwhelm the drain system would be humidity. The best option you can do to help out your AC efforts in very humid areas is a good dehumidifier. it becomes much easier and less work on your AC unit when your air is less humid. Inexpensive dehumidifier

I recommend troubleshooting with the steps above and verifying all the drainlines and etc are functioning properly and then moving on to the other items. If you give me more information about the unit I could assist in troubleshooting a little better and look at some manufactures specs to see if there are any additional items that we could troubleshoot but in the last 20 years of working on commercial hotel directly on the beach this is my professional go to list for curing the issue before whipping out gauges and running down components.

They also make pumps for units that when a certain amount of water arrives in the pan it kicks on a pump and removes the water to the exterior of the dwelling. You can find them on amazon and in some cases on Mini-Split units they are the only viable option when installing on the interior of the home during construction.

I hope this helps drop another message with more info if it does not.

Cheers!!

Monte
