How to get rid of activation lock in iPhone 12 pro max
bought a iphone 12 pro max but its on activation lock and requires icloud login. is there any way to solve this? by replacing the motherboard (logic board)?

Not a good idea, you’ll break Face ID, True Tone, battery info and get camera warnings, not to mention a logic board costs so much now.
Contact the original owner to get it unlocked, or call the police to report fraud.

This is normal behavior and is another way for Apple to discourage people from repairing their own devices. A warning is displayed in the introduction of the iFixit guide for display replacement on this phone. If your phone is acting normally, you can safely ignore this warning.
Keep in mind that Apple continues to make moves like this that hurt the repairability of their products. Replacing the screen, battery, home button (if applicable), and/or front sensor assembly (on iPhones with Face ID) will trigger a message or cause some functions not to work on many iPhones and other Apple devices. Some tools, like the JC V1S, will restore the true tone functions but may not remove the "display may not be genuine" message.
Serialization of parts is one of the things trying to be fixed by "Right to Repair" laws. You can learn more about Right to Repair under the Advocacy section on the footer of the iFixit website.

Hi there Rody! The iPhone 12 as of now is unrepairable if you are looking for parts that are guaranteed to be 100% efficient. I’m pretty sure the iPhone 12 screen is code binded and would need sodering to link the screen to your iPhone. So long answer short, the iPhone 12 is repairable but will not be 100% efficient.

Hi shirl,
Unfortunately tools aren't going to help you with an iCloud lock. That's a function of the Apple servers the phone connects to in order to provide service and only Apple can remove it. In other words, it's a software lock, not a hardware one and all the tools in the world won't let you remove it.
Your best bet is to contact the person whose account the phone is locked to and ask them to remove the phone from their iCloud account. Otherwise, with all the security features Apple has put in place on the iPhone 12, that phone is going to be pretty much useless.
If it's your own account and you've lost the login information, you can take the phone to Apple and they'll remove the iCloud lock but you have to have the original proof of ownership.
If you bought the phone from someone who sold it as being able to be activated, then you need to return it and get your money back.
Sorry I don't have better news for you, but that's just the way it is with Apple products.
